1、 What is the public maintenance fund?

1. 2、 What is the payment standard of public maintenance fund?

According to the relevant provisions of China's measures for the administration of maintenance fund for common facilities and equipment in common parts of residential buildings, when commercial housing is sold, the buyer and the selling unit shall sign an agreement on the payment of maintenance fund. The buyer shall pay the maintenance fund to the selling unit according to the proportion of 2% - 5.2% of the purchase price.

If it is the maintenance fund collected by the house selling unit, it belongs to all owners and is not included in the residential sales revenue. The collection proportion of maintenance fund shall be determined by the competent real estate departments of the people's governments of provinces, autonomous regions and municipalities directly under the central government.

1. The buyer should pay the house maintenance fund according to 2.5% of the cost price of the construction area of multi-storey houses and 3% of the cost price of the construction area of high-rise houses.

2. The seller of the house shall pay the house maintenance fund at 3% of the cost price of the building area of multi-storey house and 4% of the cost price of the building area of high-rise house.

3. If the house is used or leased by the development unit, it shall be paid according to the construction area of the house for its own use or lease in accordance with items 1 and 2 of this paragraph.
