In April, all localities further implemented the long-term regulatory mechanism of implementing policies according to the city, one city one policy, and the main responsibility of the city government, and the real estate market continued to be stable. The sales price of new commercial housing in four first tier cities increased by 0.6% on a month on month basis, and the increase was 0.4 percentage point higher than that of last month. Among them, Beijing, Shanghai, Guangzhou and Shenzhen rose by 0.5%, 0.3%, 1.1% and 0.4% respectively. Second hand residential sales prices rose 0.4% month on month, 0.1 percentage point higher than last month. Among them, Beijing, Shanghai and Shenzhen rose by 0.6%, 0.5% and 1.1% respectively, while Guangzhou fell by 0.4%. The sales price of new commercial housing in 31 second tier cities increased by 0.8% on a month on month basis, with an increase of 0.2 percentage point over the previous month; the sales price of second-hand housing increased by 0.6%, with a decrease of 0.6 percentage point. The sales price of new commercial housing in 35 third tier cities increased by 0.5% on a month on month basis, and the increase was 0.2 percentage point lower than that of last month; the sales price of second-hand housing increased by 0.6%, and the increase was expanded by 0.1 percentage point.

In the first and second tier cities, the year-on-year increase in the sales prices of new commercial housing and second-hand housing increased slightly; in the third tier cities, the year-on-year increase in the sales prices of new commercial housing fell, while the year-on-year increase in the second-hand housing was the same as last month

In April, the sales price of new commercial housing in the first tier cities increased by 4.7% year on year, 0.5 percentage point higher than that of last month; the sales price of second-hand housing increased by 0.8%, 0.3 percentage point higher than that of last month. The sales prices of new commercial housing and second-hand housing in the second tier cities increased by 12.3% and 8.3% respectively year-on-year, both of which were 0.1 percentage points higher than last month. In the third tier cities, the sales price of newly-built commercial housing increased by 11.3% year-on-year, which was 0.1 percentage point lower than that of last month; the sales price of second-hand housing increased by 8.4%, which was the same as that of last month.
