What do you mean by the house transfer? How to handle property transfer? House transfer is simply to transfer the property under one person's name to another. Both parties are required to hold ID card, household register, marriage certificate, house property certificate, deed tax certificate, land transfer certificate, and go to the housing management department where the house belongs to apply for the transfer formalities together, which cannot be handled in other areas.

Measures for housing registration

Article 4 the house registration shall be handled by the house registration authority in the place where the house is located.

The housing registration institutions mentioned in these Measures refer to the competent construction (real estate) departments of the people's governments of municipalities, cities and counties directly under the central government or the institutions set up by them in charge of housing registration.

Article 32 in case of any of the following circumstances, the party concerned shall apply for the registration of the transfer of the ownership of the house after the relevant legal documents come into force or the facts occur:

(1) Trading;

(2) Interchangeability;

(3) Gifts;

(4) Inheritance and bequest;

(5) The house is divided or merged, resulting in the transfer of ownership;

(6) To invest in housing;

(7) The separation or merger of a legal person or other organization results in the transfer of the ownership of the house;

(8) Other circumstances stipulated by laws and regulations.

Article 33 to apply for the registration of the transfer of the ownership of a house, the following materials shall be submitted:

(1) Application for registration;

(2) Identification of the applicant;

(3) House ownership certificate or real estate ownership certificate;

(4) Materials proving the transfer of house ownership;

(5) Other necessary materials.

The materials referred to in Item (4) of the preceding paragraph may be sales contracts, exchange contracts, gift contracts, bequeath certificates, inheritance certificates, division agreements, merger agreements, legal documents in force by the people's court or arbitration commission, or other materials proving the transfer of the ownership of the house.
