The house property certificate is the right of the house buyer to exercise the use, possession, income and disposal of the house according to law by signing the sales contract with the developer and paying the house price. Only when your name is written on the real estate certificate can you have legal ownership of the house you purchased. So, what procedures do you need to apply for the house property certificate? First of all, buyers should do a good job of market research before buying a house, choose their favorite house, determine the location, price, house type and house number of the house, and sign the house sales contract with the developer.

Then, after the housing contract is signed, pay off the relevant fees, and try to take the housing sales contract and relevant information to the real estate exchange to apply for the transfer of the purchased property to your own name within one month.

Information to be provided for handling house property certificate:

1. Housing sales contract and relevant supporting documents;

2. The invoice and other supporting documents of the payment for the house purchased, as well as the relevant tax payment certificate;

3. Structural plan of the house purchased;

4. The buyer's ID card and household register (Note: the buyer is a married person, both parties should be present at the same time, and the copy of both parties' ID card and marriage certificate should be carried; the single person, the copy of ID card, household register and single certificate; the unit, the copy of business license is required. )

Then, the real estate exchange will inform the buyer and the seller of the specific time for the real estate transfer by telephone after the data are approved. Finally, after the application is completed, waiting for the housing management department to pass the examination and approval notice to get the housing ownership certificate. The audit time of housing management department is about 40 working days.
