The new demand and supply of second-hand houses in ten cities such as Wuhan fell sharply

On February 1, the shell Research Institute released the second-hand housing market data in January. The data showed that the trading volume of second-hand housing in 18 cities of Lianjia decreased by 38% month on month. Last year, including the Spring Festival, the month on month decline in February was 29.8%, and this year's decline was significantly larger than last year.

Among them, Wuhan fell most significantly affected by the epidemic. In January, the transaction volume of second-hand houses in Wuhan chain decreased by 51.3% month on month. The trading volume of second-hand houses in Yantai and Qingdao decreased by 48.2% and 46.8%. In January, 8554 second-hand houses were signed online in Beijing, down 39.6% month on month. The real-time trading volume of second-hand houses in Beijing chain decreased by 35.1% month on month.

From the time period of this year's Spring Festival holiday (January 24-30), the trading volume of this year's Spring Festival holiday is 61% lower than that of last year's Spring Festival holiday (February 4-february 10). This year, there are 10 cities in Hangzhou, Jinan, Langfang, Nanjing, Qingdao, Tianjin, Wuhan, Xi'an, Yantai and Changsha with zero transactions during the Spring Festival holiday.

Affected by the decline in trading volume, the price recovery at the end of last year also weakened. In January, prices in 9 of the 18 cities fell month on month, an increase of 2 over the previous month. Among the cities with falling prices, Yantai has a large decline in prices due to the transaction structure; Xi'an, Guangzhou and Changsha fell on the basis of the price rise last month, and the prices were in a fluctuating state; Prices in Wuhan and Qingdao fell by 2% and 1% month on month, with a slight increase over the previous month.

Compared with the same period last year, Qingdao, Yantai and Langfang fell significantly year-on-year, with declines of 4.3%, 4.1% and 4.1% respectively. After the rise in the first half of last year, the price in Wuhan fell back to the level at the beginning of last year. The average transaction price in Beijing in January was 59200 yuan / Ping, flat month on month, down 1.8% year-on-year.

The superposition of the Spring Festival and the epidemic situation also has a great impact on market supply and demand. The new demand and supply have fallen sharply. In January, the number of new belts in 18 cities decreased by 40.8%, the number of new tourists decreased by 44.7% and the number of new houses decreased by 48.5%. The number of new houses and tourists in Wuhan decreased by 63.1% and 62.6% month on month respectively, and the number of new views decreased by 66% month on month. The number of new houses and tourists in Beijing decreased by 46.6% and 33.7% month on month respectively, and the number of new belt views decreased by 20.7% month on month.
