4. The bank appoints an appraiser to evaluate the sold real estate and determine the appraisal value;

5. The legal opinion issued by the lawyer and the appraisal report issued by the appraiser shall be sent to the bank together with the relevant materials submitted by the applicant for review;

6. After the bank determines that the applicant meets the loan conditions, it issues the loan commitment (the bank determines the loan amount according to the evaluation price, and the loan amount issued is generally 70% of the evaluation price);

7. The bank shall notify the buyer and the seller to go through the transfer procedures after issuing the loan commitment;

8. Both the buyer and the Seller shall handle the transfer of ownership and submit relevant materials to the real estate bureau at the same time. In most cases, the buyer shall pay the down payment to the property owner at the latest on the date of handling the property right transfer. The down payment can also be paid on the date of signing the contract as agreed. Some banks require that the down payment be handed over to the bank within a few working days after the loan application is submitted, which will be temporarily frozen by the bank;

9. After the transfer, the bank will transfer the loan to the original owner within a few working days;

10. The new property owner (loan applicant) shall keep the property right certificate in the bank after the issuance of the property right certificate, or the bank shall hand over the original property right certificate stamped with the mortgage registration seal to the new property owner after handling the mortgage registration.
